The premises
An available floor plan, preferably digital. Dimensions, fixed cores and known constraints give the layout context.
Which information is current, and what still needs checking?
TestFits
A property can look appealing on paper. But can it accommodate your people, teams and functions? A TestFit explores the spatial possibilities before you develop the decision further.
What can a TestFit show?
An initial spatial exploration
A TestFit is an initial layout study. Using an available floor plan and a brief set of requirements, we explore how your organisation could fit a property. This can include work settings, meetings, connection and support functions.
The study makes possibilities and constraints visible. You can explore one location or compare several properties using the same starting points. It provides a spatial basis for the conversation about your next step.
Start with your workplace conceptFunctions considered together
A layout involves more than counting desks. Functions, relationships and routes come together in one spatial exploration. This schematic illustrates the principle.
Space for different work activities.
Settings for conversations and collaboration.
Room for shared and informal moments.
Functions such as storage and services.
What you can bring
You do not need a complete design already. We discuss what information is available and what the agreed study needs.
An available floor plan, preferably digital. Dimensions, fixed cores and known constraints give the layout context.
Which information is current, and what still needs checking?
Teams, activities, expected occupancy and required functions. Consider how people work alongside the headcount.
Which people and activities need space?
What is essential, what is desirable and which assumptions are we making? Clear priorities help compare options consistently.
Which conditions matter most to your decision?
Considering several properties? We discuss which options you want to explore and the shared requirements for comparison.
Which differences should the study help you understand?
Insight for your next step
The outcome can include a schematic floor plan showing functions, possible numbers of settings and considerations. The format, level of detail and comparison between locations are agreed in advance.
Spatial fit is one part of the decision. Technical provisions, accessibility, safety, costs and property agreements need further review and development. A TestFit helps focus those next questions; it is not a construction-ready design or final confirmation of feasibility.
From exploration to our approachFor property agents and advisers too
Location and available floor area are useful starting points. A TestFit adds your client’s spatial needs: how could teams and functions come together in this property?
We discuss the available floor plans and a brief set of requirements. You can then consider options through the same questions and discuss what each location still needs.
Discuss the locations you are exploring
Before you decide
Yes, that can be part of the study. We agree which locations to consider and which requirements remain the same. Differences in the available information are made clear.
Discuss your comparisonWe start with what is known. Teams, occupancy and required functions can provide a starting point. We discuss missing information and assumptions so it is clear what the initial study is based on.
Explore your workplace conceptThat depends on the number of locations, the available information and the level of detail. We discuss the scope first, then explain the programme and cost that fit it.
Discuss the possibilitiesWe discuss the spatial findings and remaining questions. Depending on your decision, further exploration, technical review or design development may follow. That next step is agreed separately.
